VREBA is a buyers-only agency (often referred to as an "exclusive buyer agent"). This means that you, the buyer, are the entire focus. There are no conflicts with seller clients and therefore no pre-existing obligations to try to sell you a particular listed property.
Unlike most agencies that rely on salesperson licensees who operate under the supervision of the Principal Broker, you will always deal directly with me, the owner. I am personally involved with every aspect of your representation. This is how I can assure that you receive the absolute best in honest, informed, and professional service.
Because a buyer agent's compensation is usually a percentage of the purchase price for a property (most often paid by the seller or seller's agent), there is the potential for a conflict of interest in their negotiating on your behalf for the price and terms you are willing to accept. In an effort to remove any perceived conflicts, I refund to my buyer clients, at closing, any commission I receive on the purchase price in excess of 95% of the property's original asking price. This not only removes any doubts regarding my motivation in the negotiations when offers approach or exceed the asking price, it also puts my clients at a competitive advantage in situations where there are multiple interested buyers.
