If you find a property that you are interested in, remember that it is important to contact me and not to contact the "listing" or seller's agent directly. These agents are working for the seller, not you, and are required to use their expertise to get the highest price and most favorable terms for their seller client.
It is also important that you not directly contact owners selling their own property. Having a licensed, experienced, knowledgeable real estate professional on your side before you make first contact is your best protection and will help assure that proper procedures are followed from the very beginning of the buying process.
Contact me and have an agent on your side from the start. The use of a buyer's agent usually adds no additional expense to the purchase price of the property. This is because in an effort to attract any and all potential buyers for their listed property, most seller's agents have already agreed to compensate a buyer's agent for their efforts in the transaction (please reference the "VREBA is Different!" page for information about my compensation as buyer's agent). This compensation is already built into the fair market value of the property. The same applies to for-sale-by-owner properties, only in this case the sellers are trying to put the money you're paying for proper representation in their own pocket. You deserve the professional representation that you're paying for. Considering that the majority of buyer's agents are paid through the transaction or by the seller's agent, doesn't it just make good sense that you have the representation you deserve?
